The operating journey

Eight stages. One project record. Human gates at every transition.

One file carries the project from market selection to exit. Evidence and decisions stay connected; Fesai proposes and explains; deterministic engines calculate; licensed professionals approve every regulated gate — and each capability shows its current build status.

Approvals, partner matching, legal checks, AML, financing and disclosure are gates inside these eight stages — never additional steps.
  1. 01

    Choose the Market

    Primary question

    Where should we enter?

    Available now
    What happens

Country and city selection, a market-entry brief on official indicators, the investment thesis and location comparison — before any local commitment.

    What you provide

Your investment thesis, the markets under consideration and your capital band.

    What Fesabil does

Scores countries and cities on official indicators with a transparent methodology and assembles the market-entry decision brief.

    Who approves the transition

You approve the market-entry decision; analytics remain indicative until then.

    Output

    Market-entry decision brief.

    Establish Local Presence

    Primary question

How do we become operational here?

    Available now
    What happens

Company formation coordination, a tax and registration roadmap, banking introductions where available, local professional obligations and the operating checklist.

    What you provide

Ownership structure, corporate documents and the responsible people on your side.

    What Fesabil does

Sequences formation, tax registration and banking with licensed local advisers so the structure is ready before the deal needs it.

    Who approves the transition

Licensed tax adviser and corporate counsel sign the structure.

    Output

Entity and setup pathway with the country-entry checklist.

    Source or Bring an Opportunity

    Primary question

    Which opportunity deserves investigation?

    Available now
    What happens

Opportunity sourcing, bring-your-own-deal intake, first-pass screening and partner introductions feed one opportunity register.

    What you provide

Your own deal if you hold one; your acquisition criteria if you do not.

    What Fesabil does

Screens each opportunity against source documents and keeps qualified and rejected options comparable in a single register.

    Who approves the transition

A local partner attests the supply source; you shortlist what proceeds.

    Output

    Qualified opportunity file.

    Verify the Site and Constraints

    Primary question

What is verified, missing or conflicting?

    Available now
    What happens

Address and parcel resolution, cadastral geometry, planning and zoning, title and document evidence, existing building data and market evidence — with every gap kept explicit.

    What you provide

The documents you hold: title, surveys, leases, permits, correspondence.

    What Fesabil does

Reads parcel, planning and price fields from the official registry that governs them and records what is verified, missing or conflicting.

    Who approves the transition

Nothing is marked verified without an official source or a licensed professional’s attestation.

    Output

    Evidence and due-diligence register.

Run Feasibility and Approve the Investment

    Primary question

Should we proceed, change the plan or stop?

    Available now
    What happens

Buildable capacity, massing screening, costs, revenue, cash flow with IRR and NPV, sensitivities, risks and the investment recommendation — computed deterministically.

    What you provide

Your programme, cost and revenue assumptions where they differ from the defaults — each stays visible in the register.

    What Fesabil does

Runs deterministic scenarios from the verified evidence. Fesai explains; the engine calculates; every figure traces to its source.

    Who approves the transition

A licensed architect or planning consultant validates the feasibility file; you approve the investment.

    Output

Canonical feasibility run and investment decision.

Structure the Deal and Mobilise the Team

    Primary question

Who must approve, finance and execute the file?

    In development
    What happens

Partner team assembly, legal and tax workstreams, AML, KYC and source-of-funds evidence, financing options, engagement terms, staged disclosure and the data room.

    What you provide

KYC evidence, source-of-funds documentation and your financing preferences.

    What Fesabil does

Matches the file to a verified local execution cell and coordinates the legal, AML and financing workstreams around one data room.

    Who approves the transition

Solicitor or avocat/notaire and the licensed gatekeepers sign their workstreams before the file proceeds.

    Output

    Executable deal and partner structure.

    Design, Permit and Deliver

    Primary question

Are scope, programme, cost and responsibility under control?

    In development
    What happens

Architectural development, permit strategy, procurement, construction milestones, budget versus actual, risk and change control, progress evidence and approvals.

    What you provide

Progress evidence, cost actuals and decisions as delivery runs.

    What Fesabil does

Keeps the delivery baseline, milestones, evidence and approvals connected to the same record the investment was approved on.

    Who approves the transition

Named approvers release each delivery gate; no step self-approves.

    Output

Delivery baseline and live project-control record.

    Commercialise, Complete and Exit

    Primary question

How does the project realise and preserve its value?

    In development
    What happens

Positioning and pricing, target buyers or tenants, sales and leasing channels, absorption, completion and close-out, operation, refinance or sale — on the same audited record.

    What you provide

Your commercial strategy decisions and exit preferences.

    What Fesabil does

Analyses market, pricing and absorption deterministically and preserves the permanent audit record through completion and exit.

    Who approves the transition

Completion runs through regulated rails — a solicitor or notary executes; funds never touch Fesabil.

    Output

    Commercial, completion and exit record.

Invariant — non-custodial

Funds move on regulated rails — never through Fesabil.

Funds flow from the client through a regulated payment institution, escrow provider, solicitor or notary directly to the counterparty. Fesabil coordinates the workflow around those rails and records every step in the audit trail. This invariant shapes how deal structuring and completion run — it is not an additional stage.

Frequently asked questions

Is Fesabil a broker?

No. Fesabil is execution infrastructure — a transaction workflow layer. Introductions, advice and representation are provided by licensed local partners on the file, not by Fesabil.

Who holds the money?

Never Fesabil. Funds move only through regulated payment institutions, escrow providers, solicitors or notaries. Fesabil coordinates the non-custodial closing workflow around those rails.

What does “verified” mean?

Every load-bearing claim on a file — title, planning parameters, counterparties, documents — is checked against an official source or attested by a licensed professional before it is marked verified. Until then it is labelled indicative.

Which markets does Fesabil execute in?

France, the United Kingdom and Türkiye today, on the same verified journey. Netherlands, Spain and further markets are expanding as their official-source contracts connect.

How long does closing take?

Closing time is file-specific. Fesabil shows the remaining legal, finance, diligence and approval dependencies; a target date is confirmed only after the responsible professionals review them.
